Property Management


PPM is committed to serving its client with the utmost professionalism, honesty and integrity.

Our team members are always available to accept your service calls at anytime. We have established appropriate communication channels through the use of pagers, mobile phones and emergency monitoring systems in order to respond to community needs.

Our staff performs routine on-site property inspections with follow up communication to board members with our findings. These services can be performed directly through our staff or through specialized vendors with increased frequency as needed.

We recommend preventative care of property to avoid possible future increased community repair costs. This information can be forecasted into the associations operating budget to determine appropriate repair timing and to maintain appropriate cash flow for the association.

Capital Reserve Management & Accounting


We provide comprehensive CPA supervised financial reporting on a monthly and accumulated basis highlighting account balances, operating and reserve budgetary status, supported with detail on all related transactions. This area of our management service can provide simplified guidelines for board members to operate a strong quality budgetary process year after year.

We provide fact based reporting of capital replacement reserves which enables clients to effectively plan for capital replacements and evaluate how and when these replacements can be funded.

Additionally, our accounting service will process all association fee collections and prepare and file your association's annual tax returns as required.

Vendor Management


We help associations in purchasing services and materials from variety of suppliers, contractors and professional consultants through a developed vendor database. Quality specialized service vendors have been established for an overall improved bidding & vendor evaluation process. This process also allows for improved monitoring and adherence to Association Vendor Maintenance Agreements by the Property Manager.

PPM negotiated contracts and services are consistently less expensive than if association had negotiated individually. We strive hard to save association money without compromising quality of work or service.

Board & Resident Communication


PPM will proactively participate in all required association board meetings to assist & guide directors on general business process, member notification, meeting preparation and execution, as well as processing meeting minutes if necessary.

PPM will work very closely with community lawyer, board members and residents to meet individual needs.

Rental & Unit Maintenance Service


PPM will be more than happy to assist homeowners or investors in in managing and maintaining their property. We will work with local contacts to rent your property easily and quickly at a minimal charge.

We will fix, repair, paint and maintain your property. We can execute lease agreements with tenants, collect the rent and forward it to home owners.

Home Inspection Service


PPM also provides a professional Home Inspection & Maintenance service, for residents of the Community Associations it manages. With PPM's working management knowledge of your specific Community, its operating functions and related vendor services, it offers residents a very distinct & competitive advantage over other traditional providers.

PPM has established home inspectors network who can help you to guide through a quality inspection. Home inspections typically run between $300 and $600 and should include a check of the home's heating and air conditioning systems, plumbing, electrical, roof, walls, foundation/structure, drainage, the garage, and basement.
